Tenant Placement – $295 Paid out of First Month’s Rent

We market the property to prospective applicants by placing Newspaper ads, Internet ads and placing a For Rent sign on the property. We complete background checks on all applicants, run credit reports and verify employment to make sure we get the right tenants for you.

Tenant Move-In – NO CHARGE

We sign rental agreements as the Landlord’s agent. We do a Move-in walk through with the tenant and fill out a written inspection sheet to verify condition. The same process is followed when the tenant moves out.

Property Maintenance & Repairs – NO Mark Up Cost to Repairs

We process all property maintenance and repairs as needed. All repairs are out sourced to licensed contractors. We never add processing fees to contractor bill. Any repairs exceeding $200.00 will require prior authorization from the property owner.

 

accounting

Accounting Services – NO CHARGE

We utilize one of the top accounting systems available. We maintain all current and outstanding charges for tenants, receivables, maintenance history and expenses, and detailed monthly accounting for property owner.

 

rent

Monthly Rent Collection- 8% of Gross Monthly Rent

We collect and process all rents that are due every month. In the rare event the tenant does not pay on time, a late fee will be charged to the tenant along with a 3-day notice to pay. Late fees are split equally between the property owner and Shepherd Realty Group. Late fees that are charged to the tenants are calculated as 6% of monthly rent.
